Square Deal Units helping small businesses procure freehold premises.

Our company was looking to move out of London to lager premises for our garment distribution. It was suggested by mutual friend, that I looked at some units that Peter Nicolas was refurbishing by his company Square Deal Units Ltd, in Harlow, Essex. Peter gave us such a good deal we couldn't refuse. We became the first to move into Unit 2, 5 West Road.

Buying the unit was a sound investment, as since our purchase two years since, the property has nearly doubled in value.

With this in mind, we snapped up the adjoining Unit No. 1, when it became available, as the previous owner was moving out to larger premises. We now have leasehold tenants, giving us a good return on our investment.

We have asked Square Deal Units Ltd to keep us informed of any other new ventures, as we would like the first chance to invest in another sound project.

It was during March 2006 we were informed by our landlord that he wanted us to vacate our premises. Our landlord wished to retire and our building was in his pension fund. We were renting on an easy in easy out basis so we started looking for alternate premises straightaway. Not wanting to be put into this position again we decided to look for somewhere to buy. This was not easy as we wanted a small unit of about 1000 to 2000sq ft. There were many small office units to rent but hardly anything on the market to buy.

We eventually found units in West Road, Harlow which were for rent or purchase from Square Deal Units Ltd. We had originally looked for town centre or near centre premises but the Square Deal units were on one of the industrial areas of Harlow. Many of the old factories had now closed and the area was being refurbished. The area now contains both large and small businesses, an out of town Tescos. many retail warehouses and a brand new residential area. As chartered accountants this looked a good area to move to and we could actually have our own off road parking outside our offices - quite a bonus for us and our clients.

We were very impressed with one of the smaller units available from Square Deal Units Ltd and quickly came to an agreement for its purchase and the provision of extra works required (partitioning, kitchen/toilet alterations etc.). We have been very pleased with the finish to our offices and have been impressed with the speed of Square Deal in seeing to those little snags that always arise after you have taken occupation.

We are now one year on and have received many good comments from our clients concerning our offices. We believe the office has increased in value over the last year and are pleased that we took the decision to buy.

After purchasing 10,000 sq ft of office space for another business which expanded in a different direction, my partner and I were at a loss as to what to do with this space. After speaking to Square Deal Units they suggested a refurbishment plan which involved splitting the space into four industrial units. Once the work had finished, each unit was sold within three months of going on sale. On this occasion, Square Deal Units were contracted to carry out the building work and planning, however I am now looking forward to a joint venture with Square Deal Units involving a 50,000 sq ft industrial unit.
